For tenants. The right space depends on more than rent per square foot. We help you define what the business actually needs (size, layout, parking, visibility, loading, zoning, and access), then find and compare options across the metro. We’ll explain lease structures (gross, modified gross, and triple net), estimate your real occupancy cost, and negotiate the terms that matter: tenant improvement allowances, free rent, renewal and expansion options, and who pays for what.
For landlords. We market vacant space to the right tenant pool, screen prospects, and negotiate leases that protect your income and your building. For small retail centers and flex or office buildings, we can advise on pricing, lease terms, and how to position the space against nearby competition.
For sellers. Commercial property is valued differently from homes. We look at income, expenses, lease terms, tenant quality, and comparable sales to set a defensible price. Then we market the property through commercial listing platforms, our own network, and direct outreach to likely buyers and investors.
For buyers and owner-users. Whether you’re buying a building for your own business or adding to a portfolio, we help you find and evaluate property, check zoning and permitted uses, review leases and financials, and negotiate price and due-diligence terms. We coordinate with your lender, attorney, inspectors, and surveyor through closing.
For investors, we focus on the numbers: current and projected income, operating expenses, cap rate, lease rollover, deferred maintenance, and location fundamentals. We can help with:
We give you our honest read on a deal, including the reasons to pass.
Rise Above Realty also runs a dedicated land division, OKLandBrokers.com. On the commercial side, we help buyers and sellers of pad sites, infill lots, and development tracts near key metro corridors, including I-35, I-40, I-44, the Kilpatrick Turnpike, and the Broadway Extension. We’ll help you check zoning, utilities, access, and frontage early, before those questions slow down a deal.

In a gross lease, the tenant pays one rent and the landlord covers most property expenses. In a triple net lease, the tenant pays base rent plus its share of property taxes, insurance, and maintenance. Modified gross leases fall in between. We’ll help you compare the total cost, not just the base rent.
Yes. We represent tenants looking for space and landlords leasing space. We don’t represent both sides of the same lease without written disclosure and consent, as Oklahoma law requires.
Income-producing property is usually valued on its net operating income and market cap rates, checked against comparable sales. Owner-user buildings and land rely more on comparable sales and replacement cost. We’ll show you the method and the numbers.
We can find and evaluate replacement properties and work within your exchange deadlines. The exchange itself must be handled by a qualified intermediary, and your tax advisor should review the plan. See our 1031 exchange guide for Oklahoma investors.
